Sydney’s auction market remains noticeably softer than it was a year ago as the spring selling season begins.
The latest final results show a clearance rate of 51.5% across 509 auctions for the week ending 30 August 2026. For vendors, the current market continues to reward realistic positioning and careful campaign management.
Clearance rates remain around the low-50% range
Sydney’s final auction clearance rate increased slightly from 50.3% to 51.5% in the latest week, while auction volumes rose from 477 to 509.
The improvement is modest and conditions remain considerably more cautious than they were through much of 2025.
Auction volumes remain below last year
Compared with the equivalent week in 2025, Sydney held 301 fewer auctions.
Across the combined capital cities, the final clearance rate was 49.5%, compared with 69.3% at the same time last year. This indicates a market where buyers generally have more choice and greater negotiating power.
Spring will test vendor expectations
Auction activity typically increases through spring, bringing more competing listings to market.
For sellers, this makes the relationship between the price guide, recent comparable sales, buyer feedback and campaign momentum increasingly important. Well-presented properties in desirable locations can still attract competition, but buyers are less likely to overlook unrealistic pricing.
