Sydney Property Weekly | 23 October 2026

Sydney's preliminary auction clearance rate improved while volumes remained well below last year, house and unit asking rents continued to diverge, and the next CPI and RBA decisions moved into focus.

Sydney’s market is still rewarding evidence over broad headlines. Auction results improved on a preliminary basis last week, but spring volumes remained markedly lower than a year earlier. In rentals, advertised house rents rose while unit rents eased. Financing conditions remain restrictive ahead of two important official updates.

For owners, the practical message is to separate early indicators from final results, compare each property with its direct competition and make decisions from current enquiry—not from a city-wide average alone.

Auction conditions improved, but the result is still preliminary

Cotality recorded 574 Sydney auctions in the week ended 18 October. The preliminary clearance rate was 54.6%, up from the prior week’s preliminary 52.9%, but still below the spring-to-date preliminary average of 55.5%.

Volume was 9.2% lower than the previous week’s 632 auctions and 46.8% below the 1,079 held in the corresponding week of 2025. The improvement in the early clearance rate is useful, but it is not yet evidence of a broad market turn. Preliminary rates typically change as outstanding results are collected, so they should not be substituted for the final result.

For sellers, the quality of competition matters more than the headline percentage. Track contract requests, qualified bidders, written offers and the gap between price-guide feedback and the reserve. If competition is thin, an auction date should not prevent an earlier evidence-based negotiation.

House and unit asking rents remain on different paths

SQM Research’s figures for the week ended 20 October put Sydney’s advertised house rent at $1,163.14 per week, up 1.8% over the rolling month. Unit asking rent was $747.59 per week, down 1.0% over the same period. The combined figure was $916.23, up 0.4%.

These are asking rents, not achieved rents for every property. The different movements underline why landlords should not apply a single Sydney-wide assumption across houses and units.

For a current leasing campaign, compare direct substitutes, enquiry quality, inspection attendance and application strength. The best annual result may come from a realistic rent achieved promptly rather than a higher advertised figure that creates an avoidable vacancy.

Prices remain under pressure as borrowing capacity tightens

PropTrack’s September Home Price Index showed Sydney home prices fell 0.3% over the month, 5.0% over the year and 5.5% from their peak. The report identified reduced purchasing power—not widespread forced selling—as the dominant pressure on prices.

Domain’s September-quarter House Price Report adds a separate transaction-price perspective: Sydney’s stratified median house price was $1,661,167, down 4.7% over the quarter, while the unit median was $820,890, down 3.0%. These quarterly median-price measures are not directly comparable with PropTrack’s monthly home price index.

This gives owners an important distinction. A softer city-wide index does not determine the outcome for one property, but it raises the cost of an ambitious price expectation. Presentation, comparable evidence and early campaign feedback need to work together.

CPI and the next RBA decision are the next finance checkpoints

The RBA cash rate target remains 4.60%, effective from 30 September. The ABS is due to release the September 2026 CPI on 28 October, followed by the RBA’s next monetary policy decision at 2.30 pm AEDT on 3 November.

No rate outcome should be assumed before those releases. Owners with variable loans or a fixed period ending soon should check the actual rate, repayment date and lender options on each facility, then test holding costs against realistic sale or rental income.

Owner Takeaway

Sydney’s preliminary auction clearance rate improved to 54.6% across 574 auctions, but volumes were 46.8% below the same week last year and a final result for this week was not verified in this review. Treat the early rebound as a campaign signal, not a confirmed turning point. In rentals, house asking rent rose to about $1,163 per week while unit asking rent eased to about $748. Price each property against its direct competition, measure vacancy as a cost and review loan settings before the 28 October CPI and 3 November RBA decision.
