Sydney Property Weekly | 30 October 2026

Sydney's final auction clearance rate fell sharply even as volumes rose, September inflation accelerated ahead of the 3 November RBA decision, and house and unit asking rents continued to move differently.

Sydney owners have three firm signals this week: final auction results weakened, inflation moved higher and advertised rental conditions remained split between houses and units. None of those figures determines the result for one property, but together they argue for tighter pricing, campaign and cash-flow discipline.

The practical task is to use the right measure for each decision. Sellers should focus on final—not preliminary—auction results and live buyer feedback. Landlords should compare direct substitutes and count vacancy as a cost. Borrowers should review their actual loan position before the next RBA decision rather than assume an outcome.

Sydney’s final auction result weakened as volume rose

Cotality’s final results for the week ended 25 October recorded 623 Sydney auctions and a 41.7% clearance rate. The clearance rate fell 8.7 percentage points from the previous week, while auction volume rose 9.3%.

Compared with the corresponding week of 2025, Sydney’s auction volume was 34.9% lower and the final clearance rate was down from 65.3%. Across the combined capitals, the average final clearance rate across Cotality’s four-week October series was 45.2%—the lowest monthly average this year.

For sellers, the combination of more listings and a lower final result is more useful than either figure alone. It suggests buyers are gaining choice, so a campaign needs a defensible guide, strong presentation and a clear plan for pre-auction offers and post-auction negotiation. Track contract requests, qualified bidders and written offers rather than relying on attendance alone.

Inflation accelerated before the 3 November RBA decision

The ABS reported annual CPI inflation of 4.3% in September, up from 4.0% in August. Annual trimmed mean inflation increased to 3.6% from a revised 3.5%. Sydney’s CPI also rose 4.3% over the year, with the city’s housing group up 5.8%.

The RBA cash rate target remains 4.60%, effective from 30 September. The next monetary policy decision is due at 2.30 pm AEDT on 3 November. The new inflation figures increase the importance of that decision, but they do not determine it in advance.

Owners with variable debt or a fixed period ending soon should check the actual rate, repayment date and lender options on each facility. Test holding costs against realistic rent or sale proceeds and keep enough buffer for a higher repayment scenario without treating it as a forecast.

House and unit asking rents still require different strategies

SQM Research’s Sydney figures as at 28 October put house asking rent at $1,168.44 per week, up 1.8% over the rolling month and 4.3% over the year. Unit asking rent was $745.80, down 1.1% over the rolling month but up 2.7% over the year. The combined asking rent was $917.32.

These are advertised asking rents, not achieved rents for every property. The divergence means landlords should not apply a single Sydney-wide increase across houses and apartments. Compare direct competition, inspection attendance, application quality and time on market. A slightly lower rent achieved promptly can produce a better annual result than a higher asking figure followed by avoidable vacancy.

New NSW agency rules have confirmed start dates

NSW Fair Trading’s 29 October update confirms new price-advertising, estimated-selling-price and record-keeping requirements from 17 November 2026. The revised estimated-price requirements apply to sales agency agreements entered into from that date, and to older agreements where the estimated selling price is revised from that date.

Sellers should expect written estimated-price evidence and a documented comparable-sales process. Property agencies should also prepare electronic retention of applicable new or amended agency agreements, including property-management agreements, for the agreement’s term and three years after it ends.

The Statement of Information phase starts on 8 February 2027, and the approved form is now available. Existing tenancy obligations still apply. Owners and agents should prepare for the new stages without treating Fair Trading’s limited educative enforcement approach as a postponement of the rules.

Owner Takeaway

Sydney's final auction clearance rate fell to 41.7% across 623 auctions, while Cotality’s four-week October combined-capital average was the weakest this year. September CPI rose to 4.3% and the cash rate remains 4.60% ahead of the 3 November RBA decision. Sellers should price from final results and direct buyer evidence; landlords should distinguish house from unit competition and count vacancy as a cost; borrowers should review actual repayments and buffers before the decision rather than assume its outcome.
