Painting, styling and photography each have a purpose. We help you understand the options and put the work in a sensible order, with your property, budget and timing in mind.

Do I need to renovate before selling?

Not every property needs a renovation. We start with its condition, likely buyers, your budget and the time available. Cleaning, decluttering and selected repairs may be the most useful first steps. Larger works should be considered separately, including their cost, timing and likely appeal to buyers.

Should I repaint the property?

We consider visible wear, patching, colour and how the rooms look together. Some properties benefit from local touch-ups; others may warrant more extensive painting. We discuss the priorities before you seek quotes, so the scope is clear.

Do I need staging furniture?

Staging means arranging furniture and accessories to help buyers understand the space. Options include working with your existing furniture, adding selected pieces or furnishing an empty property. We consider room proportions, the likely buyer audience and your budget. Any hire period, delivery, collection and extension costs should be clear before booking.

What about professional photos, floor plans and video?

Professional photography and a clear floor plan are usually priorities for an online sales campaign. Arrange them after the agreed cleaning, repairs and styling are complete. Video, drone photography and other media can be considered where they help explain the property. Images and descriptions should represent the property accurately.

Where will my property be advertised, and what will it cost?

We discuss a channel plan suited to the property, which may include realestate.com.au, Domain, our buyer database and selected social channels. Before you commit, the proposal should identify the advertising products, photography and other services, their quoted costs and payment timing. Confirm what is included and whether any later changes carry extra charges.

Who arranges the preparation and launch?

We can help put the preparation schedule together and discuss suitable providers. You can also use your preferred providers. Before work is booked, we agree who is coordinating each item, what you need to approve and how access will be arranged. The launch date is planned around the agreed work and the readiness of the sales material and contract.

What if the property is currently tenanted?

We first review the tenancy and current management arrangements with you. Photography, any proposed work and inspections need a practical plan that takes account of tenant communication, privacy and applicable access requirements. We discuss the available approach before you make commitments to trades or stylists.
